1. This rental property is located in Haebangchon, Yongsan-gu. It is true that it is registered as a basement level on the building ledger. However, when you actually step inside the house, it is not much different from the first floor. There is absolutely no concern about flooding. The ceiling height is approximately 2.5 meters, which is higher than the ceiling height of the first floor of other houses. I advertised this rental property as the first floor out of concern for the prejudices of house hunters, but the fact remains that it is a basement floor on the official records.
2. This rental property has been occupied by the landlord’s family for the past several years. Despite this, there was absolutely no trace or smell of mold inside the house. One of the important things that tenants must carefully check is whether there is mold in the rental property. However, when real estate agents or prospective tenants actually visit a house for inspection, most rental properties have already had their wallpaper replaced. In such cases, it is difficult even for us as experts to verify whether the house previously had mold. However, when I went to see this house alone today around 15:00 on October 12, 2026, the wallpaper had not been replaced yet, and even in that state, there were no defects related to mold. Therefore, it is our expert opinion that this house will not cause much concern regarding mold in the future.
3. The transaction amount requested by the landlord is a deposit of 10 million KRW and a monthly rent of 900,000 KRW. However, I will make an effort to lower the deposit to 5 million KRW.
4. The monthly rent of 900,000 KRW includes the water utility fee used by the tenants, and the landlord is willing to provide the internet service, which was used by the landlord’s family, to the tenant for free. However, if the tenant wishes to bring the internet service they were previously using or use a new product, the landlord will not pay for the tenant's internet fees instead.
5. The bed and the portable bathtub were used by the landlord’s family. If the tenant requests the landlord to remove them in the future, it appears that the landlord is willing to remove them before the commencement of the lease.
6. A foreign female resident lives on the left side of the same floor. The entrance door faces east, and only the large room has an air conditioner, and the large room has two windows. There is a persimmon tree in front of the entrance door, and the tenant may use that space, and the landlord does not forbid the tenant from placing a tea table or similar items there.
